Why do you say no down payment, but still require payments upfront?
|

The first of the payments makes the first monthly payment. The other payment(s) are put into a security fund, and you get those other payments back when you sell or refinance.

What does "no bank qualifying" mean?
|
|
"No bank qualifying" means that your credit score is not used to determine whether or not you qualify for a loan. We already have loans on the property which means that you will not need to get your own loan. It also means that your upfront costs are much smaller than if you had to go through a commercial lender.

Will you still pull my credit?
|

We will pull a credit report for identification purposes only. We are more interested in your job and income stability than your past credit history. We know that with consistent effort anyone can change their credit scores over time.

What do you mean by "ownership benefits"?
|
|
The Internal Revenue Service's Section 163 allows specific tax advantages for people that own or have ownership benefits associated with the Real Estate they live in. Those benefits directly help the individual or family to deduct certain things and have those things reduce their federal income tax with the net result being a significant reduction in the overall cost of their living expense. Another benefit would be participating in potential equity growth on the property from year to year.
